Newcor Commercial Real Estate handled the sublease negotiations of an industrial warehouse & office space in Houston, TX.
Rob Banzhaf and Mikale Vadell of Newcor Commercial Real Estate, represented the sublandlord, Manuli Hydraulics (Americas), Inc., in subleasing 24,171 square feet of industrial space in the Central Green Corporate Center Building 6 at 16501 Central Green Boulevard, located off of Rankin Road and the Hardy Toll Road.
The subtenant, Global Fulfillment, is a third party warehousing & inventory management and fulfillment company, who specializes in business to business and business to consumer global fulfillment services of consumer goods, including fashion accessories, sports goods, nutritional supplements, patio furniture, and more.
“The sublease space was ideal for the new tenant, it offers easy access to many of the major Houston roadways, including Beltway 8 and Interstate 45, as well as convenience to Bush Intercontinental Airport, plus the office and warehouse were in great shape for the new tenant to move-in immediately,” noted Vadell.
Manuli Hydraulics (Americas), Inc., provider of fluid conveyance solutions, as well as components and associated equipment for high pressure hydraulics, refrigeration, oil and marine applications, decided to sublease the space in Quarter 4 of 2017 when their market demand was unmet in the Houston region and move operations back to their U.S. Headquarters in Keystone, Pennsylvania.
