U.S. Steel Tubular Products has leased 21,599 square feet on the third floor and The Studemont Group has leased 4,138 square feet on the first floor of the building at 460 Wildwood Forest Drive, Spring. They will join BroadSoft, which occupies the second floor.
Steve Rocher, Debbie Wilson and Jason Presley of CBRE represented the landlord, GeoSouthern Wildwood. Noah Kruger with Savills Studley represented U.S. Steel. Ryan Dierker at Newcor Commercial Real Estate represented The Studemont Group.
Wildwood Corporate Centre I is part of a two-building, 327,000-square-foot project developed by Archway Properties in 2014.
A 100-seat conference center to be built in Wildwood Corporate Centre II and a standalone fitness center building attracted U.S. Steel Tubular Products, which will relocate from west Houston around September, according to Jason Presley of CBRE.
CBRE has been focused on leasing Wildwood Coporate Centre I, leaving the 200,000-square-foot II building available for a single corporate user, Presley said. The owner would consider breaking the space up for leases of 50,000 square feet or more.
The buildings were developed as a first-class office campus, with lower rental rates than top buildings in The Woodlands, Presley said.
Devon Energy, which occupies the north half of the building, will vacate this summer. Devon Energy gained the office when it acquired properties in the Eagle Ford Shale from GeoSouthern Energy in late 2013.
The buildings are north of Springwoods Village, where HP and American Bureau of Shipping are building new campuses.
