
The Katy-Fulshear area continues to experience tremendous growth, and a prominent local property is set to play a significant role in the community’s future.
Newcor is pleased to announce the successful sale of the former Xscape Theatre property located at 26616 FM 1093 in Katy, Texas. Newcor Principal Rob Banzhaf and Associate Alexander Rizzotti represented the seller in the transaction, helping position the property for its next chapter as a premier family entertainment destination.
The approximately 6.8-acre site, which includes a 55,000-square-foot theater building, was acquired by EVO Entertainment in June 2026. EVO plans to redevelop and expand the property into a nearly 70,000-square-foot entertainment venue that will combine a modern cinema experience with dining, recreation, and private event offerings.
The redevelopment plans include approximately 35,000 square feet of new family entertainment space featuring:
- Bowling lanes
- More than 100 arcade games
- Laser tag
- Climbing walls
- Bumper cars
- Gravity ropes courses
- A full-service restaurant and bar
- Dedicated event and party spaces
In addition to the expanded entertainment offerings, the existing theater is expected to undergo extensive renovations, including the addition of two EVX premium-format auditoriums equipped with Dolby Vision and Dolby Atmos technology. Construction is anticipated to begin in summer 2026, with the new venue expected to open in summer 2027.
Solving a Complex Real Estate Challenge
While the sale marks an exciting milestone for the property, the transaction required navigating several unique challenges.
The site was subject to restrictions that limited its permitted use exclusively to theater operations. To accommodate EVO Entertainment’s broader vision for the property, Newcor worked through a complex approval process involving Wal-Mart and other junior anchor tenants to secure modifications that would allow for additional entertainment uses such as bowling, arcades, and other family attractions.
“This property had a restriction that only allowed theater use,” said Rob Banzhaf, Principal at Newcor. “It was a challenging assignment to find the right user and achieve approval from Wal-Mart and other junior anchor tenants to approve permitted use modifications that would accommodate EVO’s expansion plans. We are confident that EVO was the perfect buyer for this asset and will be very successful in this location.”
