Newcor Principal David Alexander represented the buyer, Maiden Prairie LLC, an affiliate of Play Pediatric Therapy. The seller, the City of Montgomery, was represented by Rockey Butler of Berkshire Hathaway HomeServices Premier Properties.

Located in the heart of downtown Montgomery, the property features a combination of office and warehouse space with frontage along both Prairie Street and Maiden Lane. Its location just off Highway 105 and near FM 149 provides strong visibility and accessibility within the growing Montgomery market.

The building will be renovated to serve as an expanded home for Play Pediatric Therapy, a family-centered pediatric practice offering speech, physical, and occupational therapy for children in Montgomery County. The new space will allow the practice to expand its clinical team and grow the range of services offered to the community. Play Pediatric will continue serving families from its current location during renovation, with the move to Prairie Street planned for Fall 2026.
